Let us share with you what happened when I placed a Pembrooke two car garage townhouse on the market as coming soon.
Peggy’s phone starting blowing up. I mean every other call was from and agent who had a buyer who wanted to get in to see that home. The only thing is with coming soon listings is showings are not always allowed.
In the case of the home we have coming on the market the sellers are very aware of how fast the market is in the Bristow Virginia area. So they decided to go ahead and pack, move and vacate to facilitate a quick settlement. Their listing agreement says “No Showings until 2/28/2019.”
If that is what the seller opts for it is the LAW. We cannot show.
As the Listing Agent we can market the property on social media, and send to agents who may have clients and advertise to create a buzz of activity for the sellers. Then we typically plan an Open House the first weekend and with a little luck present offers.
Well holy smokes, agents are calling stating their clients will write offers “Sight Unseen”
So, if you are a home buyer out there searching for a home, let me share with you it is so critical to align yourself with a Buyers Agent, get pre-approved with a local lender ( not an Internet Lender) make sure you have all your documents in and your have a Pre-approval Letter not a Pre-qualification Letter. There is a difference. If you go up against a pre-approved buyer with a strong local lender with a solid track record for successful closings, you will save yourself a lot of wasted time. The 2019 Spring Market is here and with the interest rates dropping this week, the pace is BRISK.
