January got off to a slow start.
February was brisk until our area got slammed with a thirty inch snow storm.Fast forward a few weeks. The snow melted and we were back to normal. Our spring market actually began in mid February 2016 this year.
Already Patty and I have assisted more than 16 home buyers and sellers with real estate transactions. Most are well on their way to the goal line. Settlement! While most agents are just gearing up for the market, we are closing sales originated in January.
There have been a lot of changes in our industry. More rules and regulations to work around.As lenders and title companies get used to the new settlement process and disclosure forms it is our job to help you the buyer or seller navigate these changes and get you to the goal line. Currently the Eastern Prince William County Virginia area is experiencing a shortage in homes priced under $400,000. It is what we refer to as a “Sellers Market!” If you are a home buyer who is pre-approved for a loan up to $450,000 you are going to need a strong agent to help you write a winning offer. Otherwise you may find yourself “Beating your head against a wall!” We have been experiencing multiple offer situations on single family homes in the Woodbridge, Lake Ridge, and Dumfries Virginia area.
Another thing you want to be aware of if you are relocating to the Northern Virginia area. Most new home builders are writing contracts for September and October 2016 deliveries! You read that correctly. So if you need a home before the 2016 fall school season begins you will need to consider a resale home. So when you are arriving in town to house hunt keep in mind you are going to need a good Woodbridge VA Realtor who knows the inventory, someone who is connected with the pulse of the local real estate market. Who know what homes are coming on the market and can call around to other real estate peers so you can get a jump on a house that is about to be listed.
