Potomac Shores is always growing!
As a local New Home Buyer Specialist I get excited when I see framing packages being dropped in a new home community. To me this says that someones dream is coming true!
I drive through Potomac Shores often because I have eight clients who live there and also because my sister lives in the community. It is by far my favorite new home communities in all of Northern Virginia right now.
When people ask me why, I simply ask “Have you seen it?”
If their answer is No… I ask them to let me show them around.
If they say Yes, I ask them when was the last time you were there?
There is always something new changing in this amazing community!
Once I show buyers the community their typical response is Potomac Shores is almost to good to be true!
Here are just a few Updates for Febuaray 2016 at Potomac Shores in Dunfries, Virginia
1. A new neighboorhood called The Crossing at Potomac Shores just opened for sale and already has a few sales.I love the location right at the front of the community with beautiful home sites

The new neighborhood is located just inside the main entrance on the left side of community.
Just across Potomac Shores Blvd. will be the new elementary school and middle school along with fifteen recreation fields. There will be a much requested Tot lot at the entrance to this neighborhood.
The elementary school will open for 2017 school year and will be K-8 until the new middle school opens in 2019.

Ryan Homes will offer five floor plans starting at $509,990 in the new neighborhood
For a limited time you will receive finished recreation room in lower level
plus $10,000 in closing costs assistance with use of builders lender! Ryan
Homes will be on the left side of the site plan above.
NV Homes will also have home sites in this Neighborhood it will be know as
Fairways Crossing NV Homes will have all the golf course lots starting at $630,000
NV Homes is offering a finished recreation room plus $10,000 in closing costs with their lender for a limited time.
2. Visitors who have been to Potomac Shores and did not buy may want to come take a second look.
Since last summer the builders have added new floor plans from there most popular selling plans.
This allowed them to introduce some lower prices into a range that allowed many buyers to be able to
afford the community.
Ryan Homes and NV still has home sites in near model row and these will prove to be a great value for buyers
compared to the new section.
This is done for a reason and that is to finish out the neighborhood while still giving buyers a large selection of price
point options. Builders typically do not cut base prices as to not hurt the owners but they do reduce standard features
as prices increase. A savvy REALTOR will be able to show you things that have changed that you may not even realize
as you walk through the models. They may be subtle but they do make a difference in the cost.
3. Landscaping Changes the developer Sun Cal had
crews out recently changing the landscaping. I can
already see it starting to grow and will be a welcome
change. The crew that did this really had a good grasp
of low maintenance but showing plants. I cannot wait
to see it mature this summer! My clients say it makes
hapy to call this home.
4. As you travel down the Harbor Station Blvd you
will pass by model row and head up the the New
Recreation barns that are moving right along. The
building is really starting to look like the renderings
in this video!
That is what I like best at Potomac Shores everything
the developer has put out in advance to represent what
the community would look like and offer has come true
so far!
As someone watched many a new home community be built
over the years this is one of the finest we have seen here in
Northern Virginia.
5. Potomac Shores will now be home to a new 96 acre public park thanks to Sun Cal and Prince William County
working togther to preserve the civil was find at Cockpit Point.
The site was discovered on the shores of the Potomac River about 70 ft below the bluff near the train tracks.
This important civil war remains will be saved forgenerations to come. There will be a 96 acre park reserved for the
public to visit Read more here w cool is that! That is what happens when you build on a peninsula that has never been built on before. The water front holds secrets from generations before us.

6. The Potomac Shores Golf Club has become a bit of a wedding destination for 2016 brides. It will not be
unusual to see a bridge and groom on the grounds this spring. If you know a bride who will be getting
engaged in the near future she may want to check the venue out. Bridal Event coming up in March!

7. Potomac Shores Golf Club is always having events and they sell out quickly at this beautiful Public
course. You do not have to be an owner to play here. Most sell out quickly so if you are a golfer get on their mailing
list.

When you visit a builders office without a REALTOR and sign in you give up your right to representaion from 30-60 days depending on the builder. Please do not visit the builder and sign a visitor card if you want a REALTORS help. I get calls from people who read my blog all the time who want my help but are already in conversation with the builders. You can buy a home from a builder on your own but if you work a full time job like most ask yourself this. Do I really have time during business hours to navigate all the decisions and time off that will be required over a four month period? This is my full time job helping people just like you to build their dream home. I am available when the sales representives are not. I can be your advocate for questions, concerns, advice or just a sounding board. I also become your advocate when the inevitiable speed bumps come along int he building process. So if you think you might want someone who represents you not the builder to help you say you are working with an agent and just want to look.
Do not sign away your rights top representation unless you are comfortable doing it on your own!
