Today’s topic is about selling yoru home and why you would want to consider listing with a real estate agent who uses Social Media sites to market your home. Today, most buyers begin their search online and many times from their cell phones.
Imagine this a person wants to buy a home, the only real time they have to do research is while slugging to work, on the bus, lunch hour and trying to catch up with a late night TV Show. Most people today have a cell within reach so the best place your ad is where they are. Right?
On the REALTOR Multiple Listing Service, or the big search sites, sure you can find house after house.
But with Facebook and Instagram and #hashtags we are able to attract the buyer who just might be looking for what your home has to offer.
Take a look at this ad for example. This home is less than five miles from Quantico Marine Base. When we blog about the home or post on social media you can bet that we are going to use hashtags

For example this is the home that is getting the most action right now online. It is a home we have listed in Brentsmill just south of Marine Base Quantico. Acutally is about five miles from the base. One of the head lines I use for this home is “You can be home for dinner!”
Another headline is “Seller Called and Said Let’s Offer to Pay $10,000 towards Buyers Closing Costs!”
The home is at 20 Rye Creek Dr, Stafford Virginia 22554.
This was an ad I used on Instagram to attract the perfect buyer for this home.
The home is Under Contract and we actually found two buyers who wrote offers on this home!
Online Marketing Matters!
Agents who visited and stagers said the seller would need to paint the house before it would sell. I say let me be the judge of that based on the big picture. What I mean by that is it will all depend on your motivation and timeline. All homes sell with marketing and when the are priced right.

Here is another example of a “Luxury Home” listed November 30th 2016. The home was dreamy. Actually a builders model.
I was a little nervous given the fact within two miles there were four model homes that had just been released for sale.
You see when the builders are done with them, the investors sell them as resale homes.
I needed to attract someone that really, really wanted a new house for Christmas. As luck would have that is exactly the buyer we attracted. One interested person was on a quick house hunting trip and needed a home within a month due to a new job in the DC Area.
The other was someone who had been looking for just the right home. By featuring the Kicthen as the Lead Photo online, we attracted the buyer who ultimately made wrote a contract.
