When it’s time to sell your home, most sellers have one question.
The most painful part of the selling process is lingering on the market month after month.
If that happens it is most likely due to two things. Price or Condition or Lot.
In the old days, say twenty years ago. The tools we had were a Sign in the yard, a lock box on the door, local newspaper ads and word of mouth.
“If your home was not on a main drag or sought after subdivision it could take months to sell.”
That all changed as the Internet came on board. Soon sellers could see their homes on many websites. Today in 2016, most people can view your home from the palm of their hands sitting in front of your home. Seriously! Some agents are even using 3D imaging so that people can actually walk through the home from the comforts of their home.
That is not always a good thing. The reason is buyers make judgement calls just by looking at the photo’s and the list price. They can access recent sales in the community and see other homes that sold nearby. If they do not like something about your home or feel it is overpriced they simply never cross the threshold! In many cases it does not matter, that the home would fit their lifestyle perfectly!
“Today’s buyer is the instant gratification buyer. They are the CarMax Generation. If the price aligns with the stats and they like the features, if they like how it looks they will buy.”
The reason is they have just enough cash to buy the home in most cases. They come to your door pre-approved for a mortgage and in most cases not a penny more. They have earned just enough money for the down payment. They typically will ask the seller for help with the closing costs. If the house needs to be updated, or remodeled into this decade then the average buyer is not your buyer.
“You unfortunately are looking for a needle in a haystack! Now think about that statement.”
So what’s a seller to do? You need to interview and listen to the local real estate professionals who are with home buyers and sellers everyday. Some who has their finger on the pulse of the market to know how best to position your home in the marketplace.
Try to keep in mind real estate agents do not make the real estate market. We coach sellers and buyers on how best to proceed and navigate this fast paced online jungle called the local real estate market.
Everything is based on comparable sales. Now, just know that I am a firm believer that the real estate market cannot move forward if we are always looking in the rear view mirror. So for me, you need to hire someone that will look at your home, your features, your condition and based on the comparable sales determine what YOUR home will sell for.
Just because the home down the street sold for X dollars does not mean yours will. There are so many variables such as smell, lot, size, updates and something as simple as do you have a buried basement or a walk-out| walk up basement. Everything affects price. Then we look at inventory levels and trends.
If you have a home that needs work, you are not going to get top dollar.Period, those days are gone. That’s because prospective buyers can see your home online and compare to all the others.
